The £469 million development centres on a 200,000sq ft mixed-use commercial and retail scheme which has provided a new city centre location for HSBC’s Global IT Hub – nicknamed ‘Project Cavendish’.
NG Bailey was appointed to provide mechanical, electrical and plumbing services (MEP) to this new seven storey development by main contractors, BAM Construction. The company turned to long-term collaborators Gill Insulation (a brand of The Encon Group), to supply and install specialist insulation products to the project.
All required materials were supplied to Gill by our Technical Solutions team at the Encon Leeds branch, including 1,600m2 of Kingspan Thermaduct, 9,000m2 of Isover Ductwrap and Slab, 16,000m of Kingspan Phenolic Pipe Section and 2,500m2 of ProTech Global Proclad 150 in White.
To combat the challenges of building in a busy city centre environment, NG Bailey utilised off-site construction methods and flexible deliveries, which the Leeds branch were well-placed to support.

Grosvenor House, the seven floor, 140,000sq ft office building was the first build in the ambitious ‘Heart of the City II’ scheme, formally known as ‘Sheffield’s Retail Quarter’ - a £500m council-backed project to redevelop the city’s shopping district. The scheme has allowed Sheffield to compete against neighbouring cities such as Manchester and Leeds.
