Coordinating a Reliable Passive Fire Protection Solution in a Modern Logistics Centre

Nevill Long Birmingham was an essential conduit between the contractor and manufacturer to support on the installation of a 90-minute fire rated mezzanine system at a logistics company in Leamington Spa.

Nevill Long Interior Systems is a specialist distribution division of The Encon Group, and Nevill Long Birmingham is one of our specialist branches within our national network, supplying customers in the region with an extensive choice of interiors and fit-out systems from leading manufacturers.

Working with passive fire protection manufacturer Promat, the branch supported Bradfields – specialists in bespoke mezzanine flooring solutions – on a three-tier distribution centre in Leamington Spa. The building is a modern storage facility designed to house luxury toys, utilising both racking and pallet storage across the building’s different levels.

The project required a reliable passive fire protection solution from trusted brands to ensure safety and compliance were prioritised throughout. For mezzanine structures above five metres high, building safety regulations dictate that a 90-minute resistance to fire rating was needed in the absence of a sprinkler system. 14,700m2 of PROMATECT-250 was specified and we also supplied three stairwell enclosures, each with a 60-minute fire rating.

Matt Davies, Business Development Manager, Promat explains the product selection for this scheme: “PROMAT’s ‘MZ P250-REI90-001S’ PROMATECT-250 solution, providing 90 minutes of fire protection to a loadbearing mezzanine floor, was selected for this project due to its robust EN-tested performance and stringent REI fire resistance classification. The system offered a proven, compliant solution capable of meeting the project's enhanced fire safety requirements while maintaining the structural performance of the mezzanine floor.

“Having previously worked with Bradfields, it was particularly rewarding to secure repeat business on this scheme, where a more demanding fire strategy required a high-performance and thoroughly tested fire protection solution. The extensive test evidence and proven fire resistance credentials of PROMAT’s solution gave the project team confidence in achieving the required level of compliance.

“A key factor in the successful delivery of the project was the early engagement and close collaboration between Promat, Nevill Long Birmingham and Bradfields. This proactive approach enabled effective planning and forecasting, resulting in a smooth and trouble-free procurement process for more than 14,700m² of board. Given the scale of the requirement, material availability and lead times could easily have presented challenges; however, by establishing clear forecasts and maintaining regular communication throughout the project, the team ensured continuity of supply and successful project delivery.”

Adam Fox, Contract Manager at Bradfields, comments: “Our client required a 90-minute fire-rated solution for the mezzanine floor, and our experience from previous projects reassured us that a Promat Promatect-250 system would be a good option to meet their requirements.

“The project’s large scale demanded reliable support, so we turned to Nevill Long Birmingham as our trusted distributor partner. We have worked with Site Director Richard Grew for the best part of 20 years, so we know we can rely on them.”

Our strong and longstanding relationships with manufacturers meant we were also able to arrange expert technical support from the Promat team to support this project. This included a site visit from Matt Davies of Promat, while deliveries were coordinated by Richard.

Richard adds: “We managed deliveries at the branch, coordinating lead times and ensuring deliveries of Promat materials were scheduled and arrived to site when needed. We also benefitted from the support of Chelsea Green, our Regional Sales Manager, who added significant value to the project with her widespread passive fire protection experience and knowledge.”

Nevill Long Birmingham also supplied Siniat drywall metal sections for the construction of three 60-minute fire-rated stairwell enclosures. System elements were delivered by the branch’s dedicated fleet, ready to be constructed when they arrived at site in line with the delivery programme.

Adam concludes: “Deliveries arrived when we needed them and the branch always communicates any issues in good time. We trust The Encon Group as a supplier and as always, we are very happy with their service.”
