Encon Beats the Clock to Deliver Passive Fire Protection

Our Northampton branch overcame challenging time constraints to successfully deliver passive fire protection solutions to a global sports team’s headquarters in Milton Keynes.

The main contractor, SDC Builders (Bedford) Ltd was working to an ambitious two-month timescale to fix Promat Promatect® 250 boards directly to a mezzanine floor, requiring the boards to be cut to the exact dimensions specified. Relationship management, flexibility, expertise and attention to detail enabled the successful delivery and installation of the project to the client’s requirements.

The venue will host prestigious conferences and corporate events, so the combination of reliable fire safety performance and a pleasing aesthetic finish was paramount. This was achieved by delivering the Promatect-250 certified solution to provide 60mins load bearing integrity and insulation to BS476: Part 21: 1987 which was further supported via a Warrington Fire Assessment report as per industry standard. Column penetrations were detailed using a collar to maintain effective fire compartmentation and all board joints were sealed before a paint finish was applied to provide both outstanding performance and a clean, modern aesthetic finish.

Technical support was provided through several site visits by both Chelsea Campbell, Encon’s Regional Fire Protection Manager for London and the South East and Promat, allowing a detailed plan to be drawn up to facilitate project delivery.

Promat’s Architectural Specification Manager, London & South East, Anil Bangher comments: “SDC Builders, who were self-delivering the installation of the Promatect-250 mezzanine floor system were on a tight programme to get the works completed. Encon, our distributor partner, assisted SDC Builders with the timely supply of Promatect-250 boards including full sheets, and cut boards to satisfy the ‘cover-strip’ requirements of the Promatect-250 mezzanine floor system, and to save cutting time on site.”

The mezzanine floor required boards to be cut precisely to over 25 different bespoke dimensions, which would usually necessitate extended lead times. However, we worked closely with stakeholders to streamline the process and ensure that products were delivered to specification as soon as possible.

This required flexibility from all sides, as well as detailed and ongoing collaboration with SDC Builders, Promat and our cutting partner. We coordinated delivery of the boards between the manufacturer, our cutting partner, and the site as efficiently as possible to mitigate any late or incorrect deliveries which could have resulted in significant delays to the project.

Initially, we helped the customer by pricing the boards and devising a cutting schedule directly prior to the Christmas shutdown, before adapting the schedule when changes were needed in January and February.

Flexibility and effective communication throughout ensured product availability, making full use of Encon & Nevill Long Northampton’s substantial warehouse and yard, while also arranging for the delivery of product direct from the manufacturer to the cutting partner when required. We also booked specific delivery timeslots, meaning personnel were available on site to receive deliveries seamlessly.

To maximise the efficiency of the installation itself, we packaged and labelled the cut boards in the precise order they would need to be installed, saving time on site. We ensured all necessary ancillaries were delivered as and when they were needed, resulting in minimal time being wasted on site.

Ultimately, planning and collaboration between stakeholders enabled the successful completion of the project, with a timescale of just four weeks between the first and final delivery being received.
